What is a 4 Point Inspection
A Four Point Inspection is a technical evaluation of the different major systems of your home. We evaluate the system as a whole and the major components of each system that may have a shortened life span as compared to the system as a whole. For instance, we evaluate the following four systems of your home;
- Electrical
- Plumbing
- Heating Ventilation and Air Conditioning
- Roof Covering
Each system has a major appliance attached to it which has a limited lifespan. Electrical Breaker Boxes (40-50 yrs), Water Heaters (14 years), Air Condensers and Handlers (15 years) and the roof covering (shingle, metal, concrete, composite)
Each system is evaluated based upon age and expected life left. Each insurance company is different in what they require in remaining life to insure the home. Ask your insurance provider what life expectancy they need to provide insurance.
The above life expectancies are average life spans. We know of 40+ year old water heaters that are still heating water today. We also know of water heaters that need new heating coils after only 2 years. Each life expectancy is an estimate based upon the appliances location, environment, regular maintenance and care, and duration of use.
